We’re already staring down the last few weeks of 2025 (how did that happen?), the holiday lights are going up, and everyone’s starting to think about New Year’s resolutions. If one of yours has ever been “finally buy a house in Marin,” let me gently nudge you: the market right now is quietly setting the stage for an amazing 2026 move.
As of late November 2025, the median sold price for single-family homes in Marin County is sitting right around $1.60 million. That’s essentially flat year-over-year, which feels like a high-five to anyone who’s been waiting for a little breathing room. Inventory is the best it’s been in years, up 20-30% in many pockets, and single-family homes are taking 40-70 days to sell instead of disappearing overnight.
Mortgage rates? They’re flirting with the low-to-mid 6% range again, which has a bunch of buyers who sat out 2023-2024 suddenly jumping back in. I’m writing more pre-approvals this month than I did all summer.
Here’s the fun part: 2025 has felt refreshingly normal. No more 20-offer bidding wars on every fixer in San Rafael.
