I’m Corey Robinson, a Marin County real estate expert and founder of Journey Real Estate, and what I’m seeing right now across Mill Valley, San Rafael, Corte Madera, and Novato is a market that’s split in two.

I specialize in helping buyers and sellers navigate the Marin County housing market, from Mill Valley and Tiburon to San Rafael and Novato.

Some homes are selling in the first 10 days with multiple offers. Others are sitting for 30 to 60 days, reducing price, and struggling to gain traction.

So what’s actually going on in the Marin County housing market right now?

The reality is this: we’re in a “two-market” environment, and understanding how to navigate it is the difference between success and frustration for both buyers and sellers.

The “Two Market” Reality in Marin

In today’s market, homes are falling into one of two categories:

Sprint listings:

Sell within 7 to 10 days

Multiple offers

Often over asking

Stale listings:

30 to 60 plus days on market

Price reductions

Limited buyer activity

There is very little in between right now.

Where the Competition Is Right Now

Southern Marin including Mill Valley, Corte Madera, and Larkspur is still extremely competitive. Strong demand from San Francisco based buyers, especially in tech, continues to drive multiple offer situations on well-prepared homes.

San Rafael and Novato are more balanced. Buyers have more options, which means listings need to stand out. This is where preparation and pricing strategy matter most.

In the luxury market above 3 million, buyers are active but more selective. Homes still sell, but only when positioned correctly.

They match what buyers expect today

They are priced strategically from day one

That was true a few years ago. It is not true today.

That said, serious buyers are still moving forward.
