What $2 Million Actually Buys You in Marin County Right Now (And Why I’m Kind of Jealous)

Okay, confession time: Every time I preview homes for clients, I end up adding a few to my own secret “someday” list. And lately, with the market giving us a little more breathing room, $2 million is starting to feel like it goes a surprisingly long way in Marin.Let’s play my favorite game: What does two million dollars get you in single-family homes across our gorgeous county in November 2025?
 
Southern Marin (think Sausalito to Mill Valley):You’re looking at charming 3-bed/2-bath mid-century gems with flat yards, killer Bay views if you’re lucky, or that perfect walk-to-town Mill Valley vibe. Some even come with bonus offices or ADUs already in place. A year ago these were snapping up at $2.3M+ now we’re seeing a few land right around asking or with a little room to negotiate.
 
Central Marin (Larkspur, Kentfield, Ross, San Rafael, San Anselmo, Fairfax):Hello, top-tier schools and redwood paradise! $2M often scores you a 4-bedroom updated ranch or a classic Eichler that’s been tastefully remodeled. Bonus points for the ones with pools or flat play yards that make you want to host every barbecue forever.
 
Northern Marin (Novato):This is where $2 million starts feeling downright luxurious. We’re talking newer construction 4-5 bedrooms in Point Marin or Hamilton, massive lots like in Indian Valley, maybe even a view of the bay or open space. Families are loving the extra space without sacrificing that Marin lifestyle.
 
The fun surprise? More sellers are tossing in credits for rate buydowns or minor updates, and with rates finally cooperating (hello, low 6% territory), your monthly payment on a $2M single-family home feels a lot less terrifying than it did six months ago.
 
Of course, the unicorn properties – think Strawberry waterfront or a fully remodeled view home in Tiburon – still climb north of $3M pretty quick. But for most of us normal humans, the $1.5M–$2.5M sweet spot has way more single-family options right now than it has in years.
 
I’m not saying run out and buy tomorrow (okay, maybe I am a little), but if you’ve been daydreaming about ditching the city commute for morning hikes and afternoon farmers markets, this is the most approachable the market has felt since... well, a long time.
